What Is Steel Modular Construction?

Steel modular construction builds a structure’s frame from engineered steel modules in a factory, then assembles them on site like building blocks. Accent uses both light gauge steel (LGS) and hot-rolled structural steel, depending on the load, height and use of the building. The result is a frame strong enough for multi storey buildings, built in a fraction of the time traditional steel construction takes.

Why Steel Over Other Modular Systems

Not every modular building needs a steel frame. But once a project starts stacking floors, steel becomes the material that makes it possible. Steel modules carry more load per module than timber or lightweight composite systems, which means Accent can build higher without adding structural bulk. This is the same system behind our modular mid rise buildings, where stacking from G+1 up to G+7 depends entirely on frame strength holding up under real weight, floor after floor.

Steel also holds its shape through transport and crane lifts better than lighter materials, which matters more than people expect. A module that shifts even slightly during transport can throw off the entire installation sequence on site. Steel frames arrive true to spec, every time.

LGS vs Hot-Rolled Steel, And When We Use Each

Light gauge steel works well for lower rise buildings, staff accommodation, site offices and single storey commercial units, where the priority is speed and cost efficiency without sacrificing strength. Hot-rolled structural steel comes into play once a project needs to carry serious vertical load, multi storey residential towers, commercial buildings above three or four floors, or any structure where wind load and seismic considerations demand a heavier frame.

From Factory To Site

Steel modules are manufactured indoors, in a controlled environment, which means the frame’s dimensions stay exact regardless of weather outside. Once your foundation and ground works are ready, modules are transported and craned into position in a pre-planned sequence, with each floor locking into the one below it. A structure that would take months to frame traditionally can go up in weeks.
